Know the lender minimums for Miami-Dade
FHA: 580 with 3.5% down, 500 with 10% down. VA: no official minimum but most Florida VA lenders want 620. Conventional: 620 minimum, but best rates start at 740. Jumbo (over $766,550, common in North Miami waterfront) usually needs 720+.
Pay down utilization to under 10%
